A turning point for the firm occurred in 1938 when Helmsley assumed ownership (rather than management of) his first property — a ten-story office building on East 23rd Street that was scheduled for foreclosure. Foreseeing a postwar boom in the 1940s, Helmsley began to seek out bargain properties located close to major commuter terminals. While he lacked the cash necessary to purchase properties outright, Helmsley discovered that by signing away his five percent commission and offering his real estate knowledge and experience, he could retain partial ownership in real estate properties. In 1949, Harry Helmsley partnered with Lawrence Wien, a highly successful real estate lawyer who had become an expert at the tax and legal strategies of buying and selling properties. Through this partnership, Wien and his partners secured partial ownership in exchange for funding the acquisition of Helmsley-identified projects. Leona Roberts Helmsley (born Lena Mindy Rosenthal; July 4, 1920 – August 20, 2007) was an American businesswoman. After allegations of non-payment were made by contractors hired to improve Helmsley's Connecticut home, she was investigated and convicted of federal income tax evasion and other crimes in 1989. Although having initially received a sentence of 4 years,[8] she was required to serve only 19 months in prison and two months under house arrest. During the trial, a former housekeeper testified that she had heard Helmsley say: "We don't pay taxes; only the little people pay taxes." This quote was identified with her for the rest of her life. Helmsley's flamboyant personality and reputation for tyrannical behavior earned her the nickname Queen of Mean.[9]

Biography

A draper by trade, Helmsley is first mentioned in the autumn of 1370, when he and his second wife, Alice, agreed to lease a messuage in York at an annual rent of 20s. As the evidence of her will (made, unusually, in her husband’s lifetime, and naming him as sole executor) shows, Alice was a woman of considerable means, for she was not only able to bequeath over £26 in cash to various members of her family, but also possessed an impressive collection of plate and jewellery. Her legacy of ‘a circlet of silver gilt with three stars in it set with gems and one star of pearls’ and 20s. to the image of the Virgin in the chapel of St. Mary of Butterwick on the Isle of Axholme suggests that she came from this part of Lincolnshire; and although her ancestry rema
